How much does a custom build cost?
A:
It depends! Custom homes vary widely in cost. Footprint, features, finishes, heated vs. unheated space, site prep, and numerous other variables factor into the final price.
Why are the prices for the same plans so different?
A:
Builders have various methods for pricing homes. With Waddell, you can rest assured that our pricing is transparent and what you see is what you get. We work during the estimating process to ensure that all the variables relating to pricing are considered. We'll provide you with written specifications outlining the items included and, to the extent possible, their specific finishes.
Will the price change throughout the build?
A:
We enter a “Fixed Price” construction agreement with you meaning that the price stated in the construction agreement is all you’ll pay as long as you don’t change anything along the way. Based on our discussions leading up to the agreement, certain items may be treated as allowances so if you exceed the allowance amount you pay the difference and if you come in under the allowance amount you save the difference!
Do I need a plan before meeting with you?
A:
No, you don’t! We can help you find the perfect plan and, if it doesn’t exist yet, we can help you create it and bring it to life.
What all does your estimate include?
A:
We are a “turnkey” builder. That means that once you sign a Construction Agreement your job is basically done! We will handle everything from obtaining the building permit, clearing and grading the lot, all the way to landscaping around the finished house. We can tailor a scope that works for your desires and budget.
It seems overwhelming to try and choose everything for my home!
A:
Don’t worry, we’ve got you covered! Deana is our designer on staff and she’s going to be with you every step of the way helping you make all your selections. Along with Deana we have a Design Studio right next to our office that showcases many products and allows you to see, touch and feel them in person without having to drive to various stores and showrooms all around the area!
No one was at the house today, has progress stopped?
A:
No. There are days when things are happening behind the scenes and days that are set aside for required inspections and quality control checks. Rest assured that once we start a job, we are working hard on completing it as efficiently as possible.
What about after we've moved in?
A:
We provide a one year warranty for all aspects of your new home. Some things are covered under a manufacturer’s warranty that will be assigned to you at closing. We also provide a an eight year structural warranty through Residential Warranty Company (RWC) that provides coverage, backed by an insurance company, in the event there is a structural failure (we’ve never had a claim!).
